Who should not

• Second bathrooms, rentals and utility positions. The premium buys design and feel, neither of which a tenant will thank you for.
• Hard-water areas, if you are buying a delicate finish. Rose gold and brushed finishes in Mira Road or Vasai water need wiping dry. Chrome does not.
• Budget fit-outs. A mixed specification — Kohler in the primary bathroom, Jaquar or Essco elsewhere — gets you the look where it counts for far less.
