Essco is chrome only, which for project work is an advantage rather than a limitation — chrome is the lowest-maintenance finish there is, and it is what you want in a flat you are handing over.

Specification notes that prevent site problems

Concealed vs exposed. Concealed systems need the valve body specified, ordered and on site before tiling. Getting this wrong on one flat is annoying; getting it wrong on forty is a programme delay. If the design does not require concealed, exposed fittings on wall points are faster, cheaper and easier to service later. See concealed vs exposed and which concealed valve.

Kitchen sink vs cabinet. Fix the base cabinet width in the kitchen drawing and specify the sink against it, not the other way round. A 24-inch cabinet will not take a 34 x 20 inch double bowl. Kitchen sink size guide.

Water conditions on site. In the MBMC, VVCMC and borewell-fed belts — Mira Road, Bhayandar, Vasai-Virar, parts of Thane — specify chrome and showers with cleanable silicone nozzles. Matt and PVD finishes generate handover complaints in hard water that are maintenance, not defects.

Pressure. In pump-fed towers, thermostatic controls behave properly and large rain heads work. On gravity-fed low-rise, both disappoint. Specify to the building, not the brochure.

One finish per flat. Mixed finishes within a bathroom are the commonest snag-list item and cost nothing to avoid at specification stage.
