The complete per-room fittings list for a new flat, in buying order: concealed valve, mixer, shower set, basin mixer, small parts, accessories. Plus the five photographs to take on possession day and the two mistakes that cost the most.

Short answer

For a new flat, work bathroom by bathroom and buy in this order: the concealed valve (if any), the mixer or diverter, the shower set, the basin mixer, the small parts, then the accessories. The two things that go wrong most often in new Mumbai possessions are (a) buying a concealed trim without the matching valve body already in the wall, and (b) buying a kitchen sink before measuring the base cabinet. In detail

Before you buy anything: five photographs

Take these on your first visit to the flat and keep them on your phone. They answer most of the questions we would otherwise have to ask you.

  1. The shower wall, showing the outlets or the existing mixer.
  2. The basin area, showing the tap hole (or absence of one) and the valves underneath.
  3. The WC area, showing the flush plate and the health-faucet connection.
  4. The kitchen base cabinet, with a tape measure across the internal width.
  5. The cistern opening with the old flush plate removed, if you are replacing it.

The builder-fitted question

Most new Mumbai towers hand over with basic fittings already installed. Three possibilities, and they lead to very different budgets:

Concealed bodies already cast into the wall. Common in newer towers. If the body is a reputable brand, you may be able to change only the visible trim — far cheaper than re-chasing tiled walls. Send us a photo of the wall opening and we will tell you honestly whether the trim you want is compatible.

Exposed fittings on existing wall points. Easiest case. Anything exposed that matches the outlet spacing will fit, so you have the full catalogue to choose from.

The kitchen

The measurement that matters. The internal width of the base cabinet sets the maximum sink. As a working rule the cut-out needs at least 50–75 mm less than the cabinet's internal width. Builder kitchens in newer Thane, Kandivali and Mira Road towers are frequently built to a 24-inch cabinet, which rules out the 34 x 20 inch double bowl most people assume they want. Decide the finish once, for the whole flat

Pick the finish before you price anything, because it moves every number by 25–90%. Two practical rules:

  • One finish per bathroom, minimum. Taps, shower, arm, accessories, visible waste and trap.
  • Chrome for everything hidden, whatever the visible finish is. A ₹520 chrome stop valve under a vanity does the identical job to a ₹4,710 gold one.

Specify by room, not by brand

The single biggest saving available on a new flat:

Before you pay

  • A GST invoice, always. It is what a service centre asks for during a warranty visit.
  • A dealer the manufacturer recognises. Jaquar publishes a dealer locator — check any seller there. We are listed for Borivali West.
  • A quote with model codes on every line. "Basin mixer — ₹8,000" cannot be compared with anything.
  • Plausible pricing. Genuine dealer discounts run roughly 10–35% below MRP depending on brand. A 60%-off listing is a warning.
