Short answer
In a Mumbai redevelopment, the bathroom clause should name the brand, the series, the finish and a model-code list for each flat type, and never say "or equivalent". Members then check what they get by code, not by the logo on the tap. Three lines are missed most often: the concealed body behind every concealed wall mixer and diverter, an 8 bar rating on geysers in a tall tower, and copies of the GST invoices that a warranty claim is checked against. Prices below are Jaquar's 2026 NRP (net retail price, GST included), as of October 2026.
In detail
What the agreement says, and what it should say
Bathrooms often get one line in a development agreement's specifications annexure: "CP fittings of reputed make", or "Jaquar or equivalent". Neither tells a member what will be fitted; "equivalent" is decided later by whoever buys.
Annex the code list flat type by flat type, signed off by the society's architect or project consultant before the agreement is executed. If the developer fits a sample flat, it should carry exactly those codes.
Check by model code, not brand name
"Jaquar" covers a wide price range for the same job. Here is one fitting, a single-lever basin mixer without pop-up waste, in five Jaquar series:
All five are honestly "a Jaquar basin mixer". The Kubix Prime one costs ₹3,710 more than the Continental Prime one; across 80 basins in a 40-flat building that is ₹2,96,800. A Jaquar code reads series, finish, product: in OPP-CHR-15011BPM, OPP is Opal Prime and CHR is chrome (how to read a Jaquar model code). At handover, match the codes on the delivery invoices against the annexure.
Compare quotes code by code
The same rule helps the developer's purchase team. Jaquar's price list gives a net retail price for every code, so a quote with codes can be checked line by line; "basin mixer, ₹5,000" cannot. When two quotes differ, put them side by side by code and look for:
- a different series or finish code on the same line;
- concealed bodies left out;
- hand showers priced without the tube and wall outlet, which are separate codes;
- fewer angle valves than the basins and cisterns need.
Per-flat specification advice is in bathroom fittings for builders; what a complete bathroom set contains, in the full-set price guide.
Concealed bodies: the most missed line
A concealed wall mixer or diverter is two purchases. The trim kit is the lever and plate on the tile; the body is the brass valve that goes into the wall before tiling. Jaquar's description of each trim kit names the body it fits.
The body costs more than the trim, and it is the line a cheap-looking quote leaves out. At 40 flats with two concealed diverters each, 80 bodies come to ₹2,59,200. And because the body goes in before tiling, a missing one holds up the site, not just the bill.
The same ALD-CHR-065M body takes the 2-way diverter kits of Continental Prime, Lyric, Opal Prime, Queen's Prime and Kubix Prime, which matters when members upgrade (below). More in which Jaquar concealed valve and the concealed valve price list.
Pressure in a high-rise tower
A pump-fed tower can put far more pressure on some floors than the old building ever did.
Geysers. Above about the 10th floor, or on any pressurised system, specify 8 bar storage geysers (geyser capacity guide). Jaquar states 8 bar working pressure for its Meta, vertical Elena, Elena Prime, Terra and Versa storage geysers; Venus states 8 bar for its Celo, Slim and Magma Plus. Jaquar's Insta instant geysers are rated 6.5 bar. For a bathroom with a shower, 25 litres is the usual size; the geyser size calculator works it out per bathroom.
Fittings. Jaquar publishes a recommended working pressure for each fitting:
Some Jaquar showers are rated from 0.5 bar. Ask the developer's plumbing consultant what pressure reaches the bathrooms on each floor, and how it is kept inside these ranges.
BEE star ratings. The BEE star label measures standing loss, the heat a switched-on geyser loses through its insulation. Jaquar's 5-star range is Briza; the 25 litre BZA-WHT-V025 loses 0.465 kWh a day and costs ₹11,650. Venus's is Celo Vertical; Celo Horizontal, Slim and Magma Plus are 3-star. Briza's spec sheet states no pressure rating, so get one in writing before specifying it on high floors. Put the star rating in the annexure next to the litres (what a geyser costs to run).
GST invoices and warranty when the developer buys
When the developer buys, the GST invoice is in the developer's name, not the member's, and a warranty claim is checked against the invoice. Jaquar's faucets carry a 10-year warranty; its Meta, Briza, Elena, Elena Prime, Terra and Versa geysers carry 7 years on the tank, 4 on the element and 2 on other parts (Jaquar geyser warranty).
Write into the agreement that, at possession, each member receives:
- copies of the invoices covering every code fitted in the flat;
- the as-fitted code list for the flat;
- a written note on how a member raises a claim on a fitting invoiced to the developer.
Fittings are often bought well before possession, so also get in writing from what date the warranty is counted (Jaquar warranty and service).
Upgrades members pay for themselves
Some members will want more than the base specification. Agree the rules before work starts:
- Who pays. The member, on a GST invoice in the member's own name, so the warranty paperwork is theirs.
- The base fitting. Whether the developer still supplies it is agreed in writing between the society and the developer.
- Timing. Anything inside the wall, such as bodies and pipe points, is fixed before tiling. Visible trims can change later.
- Same body. A member moving from the Lyric diverter kit (₹1,920) to the Kubix Prime kit KUP-CHR-35065MKPM (₹2,310) keeps the same body in the wall, so the upgrade needs no wall work.
Members can send their flat's code list to our trade desk for a code-by-code upgrade quote.

FAQ
What should a redevelopment agreement say about bathroom fittings?
It should name the brand, the series and the finish, and annex a model-code list for each flat type, signed off before the agreement is executed. Avoid wording such as "reputed make" or "Jaquar or equivalent", which leaves the choice to whoever buys.
How can society members check the fittings they are getting?
By model code, not brand name. A Jaquar single-lever basin mixer without pop-up waste is ₹3,460 in Continental Prime (COP-CHR-001BPM) and ₹7,170 in Kubix Prime (KUP-CHR-35011BPM) at Jaquar's 2026 NRP, and both are honestly a Jaquar basin mixer. At handover, match the codes on the delivery invoices against the agreed list.
Which line is most often missing from a bathroom fittings quote?
The concealed body behind each concealed wall mixer and diverter. For a Lyric 2-way diverter, the trim kit LYR-CHR-38065MK is ₹1,920 and its body ALD-CHR-065M is ₹3,240. At 40 flats with two concealed diverters each, 80 bodies come to ₹2,59,200.
What pressure rating should geysers have in a high-rise?
8 bar, above about the 10th floor or on any pressurised system. Jaquar states 8 bar for its Meta, vertical Elena, Elena Prime, Terra and Versa storage geysers, and Venus for its Celo, Slim and Magma Plus. Jaquar's Insta instant geysers are rated 6.5 bar.
How does warranty work when the developer buys the fittings?
The GST invoice is in the developer's name, and a warranty claim is checked against the invoice. Jaquar's faucets carry a 10-year warranty. At possession, each member should receive copies of the invoices covering every code in the flat, the as-fitted code list, and a written note on how to raise a claim.
